The real estate sector in Mexico closed 2019 with strong economic results, visible in the growth of property purchases and sales in tourist areas such as Mérida and the Riviera Maya. These returns were a consequence of the new government settling in and the volatility the market experienced. The expectation is that the sector will keep growing and remain attractive in the coming years.
One of the cities that drew the most attention nationally and internationally for development investment was Mérida. Guadalajara and Querétaro also focused real estate developments on the medium-profile segment and on social and vertical interest projects in regions where this had not been common.
What does the future of the real estate market look like?
Sustainable developments
Many current real estate developments are increasingly consolidating around a sustainable trend, meeting the needs of the present without compromising the ability of future generations to meet their own. Examples of "sustainable technologies" include water collection systems, renewable energies such as solar panels, smart construction, and green certifications.
Mexican legislation does not yet require projects to be built with these ecological systems. Even so, Mexico is showing not only economic development but also social progress on a strong path. Promoting and investing in these technologies will be a major step against the climate change we face today.
Mixed uses
A mixed-use development combines multiple uses within the same project: residential, office, hotel, shopping center, industrial space, and community places. This trend dates back to ancient Rome, where it answered the needs of a society with scarce construction space, so all services were grouped in the same area.
These constructions are producing strong economic, social, and environmental results. They reduce the distance between work, housing, and leisure, and they increase land productivity by maximizing every built space.
