Condos for sale in Cancún

The condos for sale in Cancún that HH has today: 11, all of them presale projects from the Riviera Maya catalog, with the developer's price list, the area and the delivery date, 2027 to 2029.

Cancún is a different market from Playa or Tulum: a real city, with the largest airport in southeast Mexico, hospitals, universities and much of the state's employment. Monthly rentals to people who live and work there weigh as much as the vacation rentals of the hotel zone. That is why new supply splits in two: towers by the lagoon and in Puerto Cancún, with views and a high ticket, and buildings in Huayacán and the south, built for residents.

HH is in Playa del Carmen, an hour down Highway 307. What we sell in Cancún comes from the developers in the catalog shared by Quintana Roo brokers, and it gets the same check as everything else: the land deed, the permits and who is building.

Where

The areas of Cancún, one by one

Hotel Zone

The sandbar between the sea and the Nichupté lagoon, along Kukulcán Boulevard. Hotels and, between them, condo towers with their own beach. It is the Cancún product that looks most like Playa or Tulum: vacation rental and second home, at the highest prices in the city.

Puerto Cancún

At the entrance to the hotel zone, next to downtown: a marina, a golf course and towers facing the lagoon or the sea inside a gated master plan. It is the luxury closest to the city; buyers here want downtown ten minutes away and the water in front.

Puerto Cancún: 10 listings, median entry price $959,152 USD · August 11, 2026

Lagoon corridor

What the brokers' portal calls Corredor Laguna: the new towers on the city side of the Nichupté lagoon, between downtown and the hotel zone. Lagoon views at a lower entry price than Puerto Cancún, and a mixed tenant: the professional who works in Cancún and the visitor who does not want a hotel.

Downtown and Bonampak Avenue

Downtown is where the city lives: Avenida Tulum, Mercado 28, the offices and the hospitals. Condos here rent by the month to people who work in Cancún, not by the night. Along Bonampak Avenue, which links downtown with Puerto Cancún and the hotel zone, sit the newer downtown buildings.

Huayacán and the south of the city

Huayacán Avenue is the axis along which Cancún grows south and west: gated subdivisions, schools, malls and more and more condo buildings for residents. Far from the beach, with a low entry price. It is the area with the most listings in the city, and the tenant is the family or the professional who lives in Cancún year round.

Huayacán: 16 listings, median entry price $204,159 USD · August 11, 2026

Playa Mujeres and Costa Mujeres

North of the city, past Puerto Juárez: luxury hotels, golf and new beachfront residences, quieter than the hotel zone and farther from the airport. High ticket and a long horizon: second home rather than nightly rental.

How you buy

What to know before you reserve

If you are a foreigner

Cancún sits inside the 50 km coastal strip the Mexican Constitution calls the restricted zone. A foreigner does not hold title directly: you buy through a fideicomiso, a bank trust. The bank is the trustee and you decide everything: use it, rent it, sell it or leave it to your heirs. It runs 50 years and renews.

The first year costs about USD 2,200 to 3,000 between the SRE permit, the bank setup and the first annual fee; after that, USD 500 to 800 a year. The 2026 official fees are in our fideicomiso cost guide.

What closing costs

On $199,098 USD, the median of what is on this page, closing runs close to $13,024 USD: about 6.5% of the price. That covers the notary (around 2.5%), ISABI (Quintana Roo's acquisition tax, 3%), the appraisal, the lien-free certificate, the first year of property tax and setting up the fideicomiso.

These are estimates and every notary charges differently. Mexican buyers skip the fideicomiso and the rest stays the same. The closing-cost calculator runs it on your price.

What we check before you reserve

The land's public deed in the seller's name, a current lien-free certificate, zoning and building permits, and the developer's track record: how many projects delivered and how late.

In presale, also the contract and real construction progress against the promised schedule. Buying with HH costs the same as going straight to the developer: in the Riviera Maya the seller pays the commission. The difference is what we check before you sign.

Frequently asked questions

What people ask before buying a condo in Cancún

Ask what is missing
  • How much does a condo cost in Cancún?

In HH's inventory as of September 29, 2026, the 9 condos priced in dollars run from $135,054 USD to $1,042,550 USD, with a median of $199,098 USD. In the Riviera Maya brokers' inventory, as of August 11, 2026, the median entry price across 61 Cancún listings is $269,703 USD; half sit between $210,783 USD and $544,222 USD. In presale the median is $248,159 USD. These are list prices and they move when the developer moves them. The gap between areas is wide: a condo in Huayacán and one in Puerto Cancún are not the same product.

  • Should I buy a condo in Cancún or in Playa del Carmen?

They serve two different buyers. Cancún is a city with its own economy: monthly rentals, families, professionals, and the hotel zone on the side. Playa del Carmen is a large tourist town where almost everything is bought for vacation rental, with the beach on foot and a market where it is easier to resell. For long-term rental and stability, Cancún; for nightly rental and liquidity, Playa. In the brokers' inventory as of August 11, 2026, the median entry price is $269,703 USD in Cancún and $228,683 USD in Playa del Carmen.

  • Which is the best area of Cancún to buy a condo?

For nightly rental, the hotel zone and Puerto Cancún. For monthly rental and a low entry price, Huayacán and the south of the city. For lagoon views halfway between the two, the lagoon corridor and Bonampak Avenue. In the brokers' inventory as of August 11, 2026, the area with the most listings is Huayacán (16, median $204,159 USD).

  • Can a foreigner buy in Cancún?

Yes. Cancún is inside the restricted zone (within 50 km of the coast), so a foreigner buys through a fideicomiso, a Mexican bank trust: the bank holds title and you are the beneficiary, with full rights to use, rent, sell and bequeath. It runs 50 years and renews. The first year costs about USD 2,200 to 3,000 and then USD 500 to 800 a year. For commercial use, the other route is a Mexican corporation.

  • What are the closing costs in Cancún?

On $199,098 USD, the median on this page, about $13,024 USD, or 6.5% of the price: notary fees near 2.5%, 3% ISABI (Quintana Roo's acquisition tax), appraisal, lien-free certificate, first-year property tax and the fideicomiso setup. Every notary charges differently, and the percentage rises on cheaper units because fixed costs weigh more.

  • Can I rent a Cancún condo on Airbnb?

Yes, under RETUR-Q, Quintana Roo's mandatory vacation-rental registry: a platform folio, a municipal license and a Civil Protection clearance, with fines up to 100,000 pesos for operating without it. In Cancún the condo bylaws matter too: buildings built for residents often limit nightly rentals. Before buying to rent, confirm the building can register and get an RFC (Mexican tax ID): platforms withhold income tax and VAT on every booking.

  • Does HH sell in Cancún if the office is in Playa del Carmen?

Yes. We have worked the Riviera Maya since 2005 and the presale catalog we use is shared by brokers across Quintana Roo, Cancún included. What changes is the distance: showings are scheduled and we go together. What does not change is the filter: the land deed in the seller's name, the lien-free certificate, the building permits and the developer's track record, before you reserve.

  • What should I check before reserving a presale condo in Cancún?

The land's public deed in the seller's name, a current lien-free certificate, zoning and the building license, the presale contract and real construction progress against the promised schedule. And who is building: how many projects delivered and how late. Buying with HH costs the same as going straight to the developer: the seller pays the commission.
