Condos for sale in Playa del Carmen

The condos for sale in Playa del Carmen that HH has today: 52, across the developments we represent directly, the standalone units we have already vetted and the Riviera Maya presale catalog. Each with its list price, its area and its delivery date, so you can compare before you write to us.

Playa del Carmen is the most liquid market on the coast: tourist occupancy above 70% and demand for rentals and resale all year. It did not go through the oversupply that corrected Tulum, so prices hold better. The two-bedroom condo downtown is the most competitive product and the one where comparing price per square meter matters most.

In the Riviera Maya brokers' inventory

For comparison: in the inventory shared by Riviera Maya brokers, as of August 11, 2026, there are 462 condos listed in Playa del Carmen with a price in dollars. The median entry price (the cheapest unit of each listing or project) is $228,683 USD, and half the listings sit between $173,786 USD and $331,325 USD.

Where

The areas of Playa del Carmen, one by one

Downtown and Fifth Avenue

Between the beach and Avenida 30, from Calle 1 to Calle 40. This is where vacation rentals concentrate and where most buying and selling happens. The two-bedroom condo here is the most competitive product in Playa: there is a price war, so comparing price per square meter before you reserve matters more than anywhere else.

Little Italy

The part of downtown north of Calle 30, named after its Italian restaurants and cafés. It has more listings than any other area of the city: many studios and one-bedrooms in presale, built for nightly rentals.

Little Italy: 122 listings, median entry price $239,950 USD · August 11, 2026

Coco Beach

The strip of downtown closest to the sea, north of the bar district, where Fifth Avenue turns residential. The beach is a walk away, which is why entry prices run above the rest of downtown.

Coco Beach: 89 listings, median entry price $228,539 USD · August 11, 2026

Zona Esmeralda and Colosio

The north of the city, from Calle 60 up. New, small buildings ten to fifteen minutes on foot from the beach. This is where a new condo has the lowest entry price inside the urban area.

Zona Esmeralda: 31 listings, median entry price $180,426 USD · August 11, 2026

Playacar

A gated community south of the city with a golf course and beach access. Phase 1 sits on the beach and Phase 2 around the golf course. It is the most stable luxury segment in Playa and the one Canadian and second-home buyers choose most.

Corasol and Mayakoba

North, on the highway to Cancún: two master-planned communities with golf, hotels and branded residences. High ticket and a long horizon. It is the part of the market that holds its price best.

Corasol: 16 listings, median entry price $407,197 USD · Mayakoba: 12 listings, median entry price $238,383 USD · August 11, 2026

West of the federal highway

What the brokers' portal calls West South, West Central and West North: the neighborhoods across Highway 307. Low entry price and fast growth, but far from the beach and with a different tenant: a resident, not a tourist.

How you buy

What to know before you reserve

If you are a foreigner

Playa del Carmen sits inside the 50 km coastal strip the Mexican Constitution calls the restricted zone. A foreigner does not hold title directly: you buy through a fideicomiso, a bank trust. The bank is the trustee and you decide everything: use it, rent it, sell it or leave it to your heirs. It runs 50 years and renews.

The first year costs about USD 2,200 to 3,000 between the SRE permit, the bank setup and the first annual fee; after that, USD 500 to 800 a year. The 2026 official fees are in our fideicomiso cost guide.

What closing costs

On $181,148 USD, the median of what is on this page, closing runs close to $12,019 USD: about 6.6% of the price. That covers the notary (around 2.5%), ISABI (Quintana Roo's acquisition tax, 3%), the appraisal, the lien-free certificate, the first year of property tax and setting up the fideicomiso.

These are estimates and every notary charges differently. Mexican buyers skip the fideicomiso and the rest stays the same. The closing-cost calculator runs it on your price.

What we check before you reserve

The land's public deed in the seller's name, a current lien-free certificate, zoning and building permits, and the developer's track record: how many projects delivered and how late.

In presale, also the contract and real construction progress against the promised schedule. Buying with HH costs the same as going straight to the developer: in the Riviera Maya the seller pays the commission. The difference is what we check before you sign.

Frequently asked questions

What people ask before buying a condo in Playa

Ask what is missing
  • How much does a condo cost in Playa del Carmen?

In HH's inventory as of September 29, 2026, the 45 condos priced in dollars run from $87,150 USD to $1,192,710 USD, with a median of $181,148 USD. In the Riviera Maya brokers' inventory, as of August 11, 2026, the median entry price across 462 listings is $228,683 USD; half sit between $173,786 USD and $331,325 USD. In presale the median drops to $181,110 USD. These are list prices and they move when the developer moves them.

  • Is a condo in Playa del Carmen a good investment?

It depends on the price you pay, not on the city. Playa keeps occupancy above 70% and a mature market where it is easier to rent and resell. As of 2025, a well-located mid-luxury condo nets a cap rate of 4 to 6% after maintenance, management, vacancy, taxes and RETUR-Q. That is less than the 8 to 12% in presale brochures, and it is what actually gets collected. The typical mistake is overpaying for a two-bedroom downtown, where there is a price war.

  • Can a foreigner buy in Playa del Carmen?

Yes. Playa del Carmen is inside the restricted zone (within 50 km of the coast), so a foreigner buys through a fideicomiso, a Mexican bank trust: the bank holds title and you are the beneficiary, with full rights to use, rent, sell and bequeath. It runs 50 years and renews. The first year costs about USD 2,200 to 3,000 and then USD 500 to 800 a year. For commercial use, the other route is a Mexican corporation.

  • Which is the best area of Playa del Carmen to buy a condo?

For nightly rentals, downtown and Coco Beach: the beach on foot and Fifth Avenue blocks away. For the lowest entry price inside the city, Zona Esmeralda and Colosio. For a second home and price stability, Playacar, Corasol and Mayakoba, at a higher ticket. In the brokers' inventory as of August 11, 2026, the area with the most listings is Little Italy (122, median $239,950 USD) and the lowest median among the large ones is West Central ($153,219 USD).

  • What are the closing costs in Playa del Carmen?

On $181,148 USD, the median on this page, about $12,019 USD, or 6.6% of the price: notary fees near 2.5%, 3% ISABI (Quintana Roo's acquisition tax), appraisal, lien-free certificate, first-year property tax and the fideicomiso setup. Every notary charges differently, and the percentage rises on cheaper units because fixed costs weigh more.

  • Can I rent a Playa del Carmen condo on Airbnb?

Yes, and most foreign buyers do, with two things to check first. One, the condo bylaws: some limit nightly rentals. Two, RETUR-Q, Quintana Roo's mandatory vacation-rental registry: a platform folio, a municipal license and a Civil Protection clearance, with fines up to 100,000 pesos for operating without it. You also need an RFC (Mexican tax ID): Airbnb and the other platforms withhold income tax and VAT on every booking, at a higher rate if you do not have one.

  • What should I check before reserving a condo?

The land's public deed in the seller's name, a current lien-free certificate, zoning and building permits, the condo bylaws and, in presale, the contract and real construction progress against the promised schedule. And who is building: how many projects delivered and how late. HH checks that before you reserve, and does not sell you what fails.
