Riviera Maya real estate for sale

Everything HH has for sale today on the coast of Quintana Roo: 114 listings across condos, homes, land and commercial space, in Cancún, Puerto Morelos, Playa del Carmen, Puerto Aventuras, Akumal, Tulum, Bacalar and Cozumel, grouped by city. Each with its list price, its area and, for presale, the delivery date.

The Riviera Maya is the stretch of coast between Puerto Morelos and Tulum, with Playa del Carmen in the middle. Cancún lies to the north and Bacalar to the south, and the catalog carries both because buyers here compare them. HH has sold on this coast since 2005 from the same office on Fifth Avenue in Playa del Carmen. Each city is its own market: Playa is the most liquid, Tulum corrected and Cancún is a city with an economy of its own. What changes the outcome is the price you pay and the paperwork you check, not the name of the place.

Where

The coast, city by city

Cancún

The big city of the state, with the airport, the hospitals and much of the employment. Two markets in one: the hotel zone and Puerto Cancún for vacation rental and luxury, and the city itself (Huayacán, downtown, the lagoon shore) for monthly rentals to people who live there. It has its own condo page.

Puerto Morelos

A fishing town half an hour from Cancún and from Playa, with a port, a reef and a small center that is still a town. Short, new supply: small buildings near the center and lots west of the highway. Buyers here want the sea without the scale of Cancún.

Puerto Morelos: 23 listings, median entry price $268,788 USD · August 11, 2026

Playa del Carmen

The most liquid market on the coast and HH's base since 2005. Fifth Avenue, downtown, Coco Beach and Little Italy for vacation rental; Playacar, Corasol and Mayakoba for second homes and master plans; west of the highway for a low entry price. It has pages for condos, presales and land.

Playa del Carmen: 462 listings, median entry price $228,683 USD · August 11, 2026

Puerto Aventuras

A gated community between Playa and Tulum with a marina, golf, a dolphinarium and its own beach. Buyers live here half the year and rent the other half. Little supply and an established neighborhood.

Puerto Aventuras: 18 listings, median entry price $470,904 USD · August 11, 2026

Akumal

The turtle bay and, inland, Tulum Country Club: the golf master plan where everything the catalog has in Akumal sits, villas, condos and lots inside a gated community, twenty minutes from Tulum.

Akumal: 42 listings, median entry price $290,000 USD · August 11, 2026

Tulum

The market that grew fastest and then corrected: transactions down and condo prices well below the 2023 peak, with inventory piled up. Aldea Zamá consolidated, Región 15 with the new presale, La Veleta affordable, and titled land next to ejido land. It has pages for condos, presales and land.

Tulum: 384 listings, median entry price $199,951 USD · August 11, 2026

Bacalar

The lagoon of seven colors, in the south of the state, three and a half hours from Playa. A different buyer: a weekend house, a boutique hotel, a large lot. No beach and no airport nearby. The catalog carries it because Tulum buyers compare it.

How you buy

What to know before you reserve

If you are a foreigner

The Riviera Maya sits inside the 50 km coastal strip the Mexican Constitution calls the restricted zone. A foreigner does not hold title directly: you buy through a fideicomiso, a bank trust. The bank is the trustee and you decide everything: use it, rent it, sell it or leave it to your heirs. It runs 50 years and renews.

The first year costs about USD 2,200 to 3,000 between the SRE permit, the bank setup and the first annual fee; after that, USD 500 to 800 a year. The 2026 official fees are in our fideicomiso cost guide.

What closing costs

On $184,173 USD, the median of what is on this page, closing runs close to $12,188 USD: about 6.6% of the price. That covers the notary (around 2.5%), ISABI (Quintana Roo's acquisition tax, 3%), the appraisal, the lien-free certificate, the first year of property tax and setting up the fideicomiso.

These are estimates and every notary charges differently. Mexican buyers skip the fideicomiso and the rest stays the same. The closing-cost calculator runs it on your price.

What we check before you reserve

The land's public deed in the seller's name, a current lien-free certificate, zoning and building permits, and the developer's track record: how many projects delivered and how late.

In presale, also the contract and real construction progress against the promised schedule. Buying with HH costs the same as going straight to the developer: in the Riviera Maya the seller pays the commission. The difference is what we check before you sign.

Frequently asked questions

What people ask before buying in the Riviera Maya

Ask what is missing
  • How much does real estate cost in the Riviera Maya?

In HH's inventory as of September 29, 2026, the 96 listings priced in dollars run from $29,478 USD to $9,530,400 USD, with a median of $184,173 USD: from a presale studio to an urban lot for a building. In the brokers' inventory, as of August 11, 2026, the median entry price is $220,000 USD for condos, $592,446 USD for houses and $166,106 USD for land. List prices, dated, and they move.

  • Where should I buy in the Riviera Maya: Playa del Carmen, Tulum or Cancún?

It depends on what you are buying for. For vacation rental with liquidity, Playa del Carmen: occupancy above 70% and the market where it is easiest to resell. For a discount and a long horizon, Tulum, which corrected hard and today has better prices than three years ago, with more legal and construction risk. For monthly rental and a city with its own economy, Cancún. In the brokers' inventory as of August 11, 2026, the median entry price of a condo is $228,683 USD in Playa del Carmen and $199,951 USD in Tulum; in Cancún, $269,703 USD.

  • What exactly is the Riviera Maya?

The stretch of Quintana Roo coast between Puerto Morelos and Tulum, along federal Highway 307, with Playa del Carmen as its main city. It includes Puerto Aventuras, Akumal and the jungle communities between one town and the next. Cancún, to the north, is something else: the big city and the airport. Bacalar and Mahahual, to the south, are the Costa Maya. In everyday use, and on this page, "Riviera Maya" covers the whole coast, which is why the catalog lists Cancún and Bacalar under their own names.

  • Can a foreigner buy in the Riviera Maya?

Yes. The Riviera Maya is inside the restricted zone (within 50 km of the coast), so a foreigner buys through a fideicomiso, a Mexican bank trust: the bank holds title and you are the beneficiary, with full rights to use, rent, sell and bequeath. It runs 50 years and renews. The first year costs about USD 2,200 to 3,000 and then USD 500 to 800 a year. For commercial use, the other route is a Mexican corporation.

  • What are the closing costs in the Riviera Maya?

On $184,173 USD, the median on this page, about $12,188 USD, or 6.6% of the price: notary fees near 2.5%, 3% ISABI (Quintana Roo's acquisition tax), appraisal, lien-free certificate, first-year property tax and the fideicomiso setup. Every notary charges differently, and the percentage rises on cheaper units because fixed costs weigh more.

  • Is it better to buy a condo, a house or land?

It depends on your horizon and how much you want to manage. Condos rent the most and have the most supply, which is why comparing price per square meter matters most there. A well-managed house or villa nets a better return but takes more capital and more work. Land does not rent: you buy it to build or to wait, and its only rule is legal certainty: a recorded deed, a lien-free certificate and no unregularized ejido. In the brokers' inventory as of August 11, 2026, the median entry price is $220,000 USD for condos, $592,446 USD for houses and $166,106 USD for land.

  • What does HH check before you reserve?

The land's public deed in the seller's name, a current lien-free certificate, zoning and building permits, and the developer's track record: how many projects delivered and how late. In presale, also the contract and real construction progress against the schedule. On land, that it is not ejido. Buying with HH costs the same as going direct: in the Riviera Maya the seller pays the commission.
