Condos for sale in Tulum

The condos for sale in Tulum that HH has today: 15, between the developments we represent directly and the Riviera Maya presale catalog. Each with its list price, its area and its delivery date.

Tulum corrected: transactions fell roughly 40% between 2024 and 2025 and condo prices dropped close to 47% from their 2023 peak, with three to four years of inventory built up. It is not a collapse of the area, it is a reset after speculation. A disciplined buyer finds better prices than three years ago; a brochure buyer carries the same risk as before.

Where

The areas of Tulum, one by one

Aldea Zamá

The consolidated zone: paved streets, finished services, ten minutes by bike to the beach. It has the highest prices and weathered the Tulum correction best. What sells here is almost always finished or well into construction.

Aldea Zamá: 128 listings, median entry price $236,500 USD · August 11, 2026

Región 15

The area next to Aldea Zamá. It holds most of the new presale in Tulum, mostly boutique buildings with a handful of units. Check who is building and how far along the work is before you reserve.

Región 15: 102 listings, median entry price $152,955 USD · August 11, 2026

La Veleta

Across the federal highway, southwest of downtown. More affordable and still developing: some streets unfinished, plenty of studios and one-bedrooms on offer. There is appreciation ahead, and it is also the zone most exposed to condo oversupply.

La Veleta: 44 listings, median entry price $195,792 USD · August 11, 2026

Downtown Tulum

Along Avenida Tulum, the federal highway as it crosses town. Long-term rentals and commerce rather than tourism. Condos cost less than around Aldea Zamá and rent to people who work in Tulum.

Región 8 and Holistika

Región 8 is the new zone closest to the sea among those being urbanized. Holistika is a community in the jungle at the far end of La Veleta. More upside and more risk: this is where the land paperwork matters most.

Región 8: 15 listings, median entry price $189,000 USD · Holistika: 12 listings, median entry price $205,720 USD · August 11, 2026

Tankah and the hotel zone

On the beach, north of Tulum and along the hotel strip. The highest prices in the city and the shortest supply. In the hotel zone much of the land is ejido or sits inside areas with use restrictions: you buy carefully or you do not buy.

How you buy

What to know before you reserve

If you are a foreigner

Tulum sits inside the 50 km coastal strip the Mexican Constitution calls the restricted zone. A foreigner does not hold title directly: you buy through a fideicomiso, a bank trust. The bank is the trustee and you decide everything: use it, rent it, sell it or leave it to your heirs. It runs 50 years and renews.

The first year costs about USD 2,200 to 3,000 between the SRE permit, the bank setup and the first annual fee; after that, USD 500 to 800 a year. The 2026 official fees are in our fideicomiso cost guide.

What closing costs

On $239,556 USD, the median of what is on this page, closing runs close to $15,291 USD: about 6.4% of the price. That covers the notary (around 2.5%), ISABI (Quintana Roo's acquisition tax, 3%), the appraisal, the lien-free certificate, the first year of property tax and setting up the fideicomiso.

These are estimates and every notary charges differently. Mexican buyers skip the fideicomiso and the rest stays the same. The closing-cost calculator runs it on your price.

What we check before you reserve

The land's public deed in the seller's name, a current lien-free certificate, zoning and building permits, and the developer's track record: how many projects delivered and how late.

In presale, also the contract and real construction progress against the promised schedule. Buying with HH costs the same as going straight to the developer: in the Riviera Maya the seller pays the commission. The difference is what we check before you sign.

Frequently asked questions

What people ask before buying a condo in Tulum

Ask what is missing
  • How much does a condo cost in Tulum?

In HH's inventory as of September 29, 2026, the 12 condos priced in dollars run from $100,557 USD to $967,000 USD, with a median of $239,556 USD. In the Riviera Maya brokers' inventory, as of August 11, 2026, the median entry price across 385 listings is $199,929 USD; half sit between $148,923 USD and $287,168 USD. In presale the median is $192,379 USD. These are list prices and they move when the developer moves them.

  • Is Tulum a good investment in 2026?

It depends on your goal. For condo vacation rentals, Tulum went through three to four years of oversupply and yields adjusted far below brochure promises: as of 2025 a standard condo nets 0 to 3%, and many do not cover costs. For a well-managed luxury villa (near 8% net), well-zoned land with legal certainty and a long-term horizon, it remains a valid market. The honest rule: come for a good price and clean paperwork, not for the brochure yield.

  • Which Tulum area is best to buy a condo?

Aldea Zamá is the consolidated, higher-priced zone that best weathered the correction. Región 15 holds most of the new presale. La Veleta is more affordable and the most exposed to oversupply. Downtown is long-term rental and commerce. Región 8 and Holistika carry more upside and more legal risk. In the brokers' inventory as of August 11, 2026: Aldea Zamá 128 listings with a median of $236,500 USD, Región 15 102 listings with a median of $152,955 USD, La Veleta 44 listings with a median of $195,792 USD and Centro de Tulum 40 listings with a median of $164,102 USD.

  • Can I rent a Tulum condo on Airbnb?

Yes, under RETUR-Q, Quintana Roo's mandatory vacation-rental registry: a platform folio, a municipal license and a Civil Protection clearance, with fines up to 100,000 pesos for operating without it. That ended the old "Airbnb rental, no paperwork" pitch. Before buying to rent, confirm the building can register, read the condo bylaws and get an RFC: platforms withhold income tax and VAT on every booking.

  • Can a foreigner buy in Tulum?

Yes. Tulum is inside the restricted zone (within 50 km of the coast), so a foreigner buys through a fideicomiso, a Mexican bank trust: the bank holds title and you are the beneficiary, with full rights to use, rent, sell and bequeath. It runs 50 years and renews. The first year costs about USD 2,200 to 3,000 and then USD 500 to 800 a year. For commercial use, the other route is a Mexican corporation.

  • What are the closing costs in Tulum?

On $239,556 USD, the median on this page, about $15,291 USD, or 6.4% of the price: notary fees near 2.5%, 3% ISABI (Quintana Roo's acquisition tax), appraisal, lien-free certificate, first-year property tax and the fideicomiso setup. Every notary charges differently, and the percentage rises on cheaper units because fixed costs weigh more.

  • Is it safe for a foreigner to buy a condo in Tulum?

Yes, under two conditions: buy through a fideicomiso, which preserves all your ownership rights, and verify the property has clean title. The three most common risks in Tulum are unregularized ejido land, unregistered informal debt and disputed inheritances. A recorded deed, a lien-free certificate and a verifiable registry folio rule them out. HH applies that filter before you reserve.
