Is buying a condo in Playa del Carmen a good investment? The numbers as of October 2026

For whom

Anyone comparing condos in Playa del Carmen who wants numbers before putting down a deposit.

It depends on the price you pay and on what you want it for. That is the short answer, and it is the same one we have given at the office on Fifth Avenue and 38th Street since 2005. The long answer is the numbers we have today, each with its date, and the math you should do before putting down a deposit.

How much does a condo in Playa del Carmen cost today?

As of September 29, 2026, HH's inventory has 52 condos for sale in Playa del Carmen: 45 priced in dollars, from 87,150 to 1,192,710, with a median of 181,148 dollars. They are listings we represent directly, individual properties we have already reviewed and the presale catalog of the coast. Of those 52, 43 are presales with delivery between 2026 and 2029. The full list of new construction is in presales in the Riviera Maya.

To compare against the whole market we use the inventory shared by Riviera Maya brokers. As of August 11, 2026 it had 462 condo listings in Playa priced in dollars. The median entry price (the cheapest unit in each listing) is 228,683 dollars and half the listings sit between 173,786 and 331,325.

By stage it changes a lot:

  • Presale: 118 listings, median 181,110 dollars.
  • New with immediate delivery: 43 listings, median 209,000.
  • Resale: 301 listings, median 248,253.

Presale comes in 67,143 dollars cheaper than resale. That is what you get paid for waiting two or three years for delivery, and it is also the risk you take on.

By area, with the median entry price and the number of listings: Little Italy 239,950 (122), Centro 210,000 (97), Coco Beach 228,539 (89), Zona Esmeralda 180,426 (31), West South 179,000 (27), Playacar Fase 2 433,278 (26), Zona Diamante 233,000 (17), Corasol 407,197 (16) and Mayakoba 238,383 (12).

Two warnings. These are asking prices, not closing prices. And the cheapest condo in a building is not the typical one in that building.

How much does it really make if I rent it out?

Less than the brochure says. In real returns in the Riviera Maya we published the 2025 numbers: a well-located condo in Playa nets 4 to 6% a year, after maintenance, management, vacancy, taxes and the RETUR-Q registration. A well-managed villa gets close to 8%. A standard Tulum condo, 0 to 3%, and many do not cover their costs.

On the 181,148 dollar median, 4 to 6% net is 7,200 to 10,900 dollars a year. If someone promises you 12%, ask which expenses they left out.

Playa holds up better than Tulum because it is the most liquid market on the coast: tourist occupancy stays above 70% and there is rental and resale demand all year, as we explain in our Playa del Carmen guide. But nightly rentals cooled here too. Manuel Lozano, director of the Expo Renta Vacacional, reported that in Playa the average rate rose from 116 to 123 dollars between 2024 and 2025 while vacation rental occupancy fell from 37 to 25.4%. Higher rate, fewer nights.

What does it cost to buy, beyond the price?

If you are a foreigner, you buy through a fideicomiso, a bank trust: Playa sits inside the 50 kilometers of coastline the Mexican Constitution marks as the restricted zone. The bank holds title and you decide everything: use it, rent it, sell it or leave it to your heirs. It runs 50 years and renews.

In how much a fideicomiso costs we list the official 2026 fees. The first year comes to 2,200 to 3,000 dollars: the Foreign Affairs Ministry permit with its review fee (22,245.12 pesos, about 1,210 dollars), the bank setup fee (500 to 1,000) and the first annual fee (500 to 800). From the second year on you pay only the annual fee.

Closing costs are separate. On a 181,148 dollar condo they run about 12,019 dollars, around 6.6%: notary, the Quintana Roo acquisition tax (3%), appraisal, lien-free certificate, first-year property tax and setting up the trust. If you buy as a Mexican national there is no fideicomiso and the rest stays the same. The closing costs calculator runs it with your price.

What if I want to rent it on a platform?

Since 2026, platforms can only list a property in Quintana Roo if it has the state RETUR-Q registration, as the state tourism ministry announced. As of August 2026 there were more than 3,500 registered providers. The certificate is free and is processed online. You need a Mexican tax ID (RFC) and a municipal operating license, and the state is preparing common rules on safety, tax obligations and land use.

What the registration does not do is override the condo bylaws. If the building bans nightly rentals, no registration fixes that. Check it before you put down a deposit. The details are in vacation rental registration.

When does it make sense?

  • If you buy it to use part of the year and rent it the rest, with the math done at 4 to 6%, not 12.
  • If you buy finished or resale at a price you compared with closings in the same area. In presale, only from a developer who has already delivered other projects on time.
  • If the bylaws allow rentals, the building can be registered and you have already added fideicomiso, closing costs and taxes to your number.
  • With a horizon of five years or more. My father thinks Playa "will keep growing for another five years", and he says it after 21 years of watching it.

When does it not?

  • If the deal only works at brochure occupancy.
  • If you are about to overpay for a two-bedroom downtown. It is the most crowded product in Playa and there is a price war there.
  • If you need the money back in twelve months. There is a resale market, but not at any price or in any month.
  • And never without seeing the deed, the lien-free certificate and the land use. The five steps are in how to buy without fraud risk.

If you are torn between Playa and Tulum, the comparison with data is in Tulum vs Playa del Carmen. And if you already have a specific offer, send it over: we will check it against these numbers and tell you whether the price makes sense.
