Anyone looking at a beachfront condo or house in Playa del Carmen, Tulum or Puerto Morelos.

This year sargassum did not wait for spring. It was already on Quintana Roo's beaches in February, about three months earlier than usual. Based on forecasts from the University of South Florida, the Sargassum Monitoring Network estimated more than 90,000 tons for 2023, compared with 54,500 tons collected in 2022. By mid-March, out of 80 beaches checked every day, only five were clean.

For anyone looking at beachfront, the obvious question is whether it makes sense to buy with sargassum around. It can, but you have to buy knowing what you are dealing with.

What we already know

  • It comes in seasons, and it does not hit every beach or every day the same way. January, February and March used to be almost free of it; this year it came early.
  • More is collected every year: 19,000 tons in 2020, over 44,000 in 2021 and 54,500 in 2022, according to the same network.
  • There are barriers along parts of the coast (1,400 meters were laid in Mahahual starting in February), but they do not cover the whole shoreline.
  • There is a public traffic-light system. The Quintana Roo Sargassum Monitoring Network and the state government's monitoring site publish the status of the beaches.

What to check before buying beachfront

  1. See the beach during sargassum season, not only in winter. A property you saw in December can look different in July.
  2. Look up how that beach has behaved for several weeks in a row on the traffic-light map. One clean day does not tell you much.
  3. Ask the condo association how much it spends on beach cleaning and which budget line pays for it. If it is not in the maintenance budget, you will pay it through special assessments.
  4. If you plan to rent, ask for the building's occupancy month by month, not the yearly average. That is where you see how much sargassum weighs on bookings.
  5. Talk to neighbors about a heavy day: the smell and the cleanup do not feel the same on the ground floor as on the fifth floor.

Our take

Sargassum does not make us rule out a beachfront property. It makes us look harder at the price, the condo budget and the rent you can realistically expect. If an investment only works with a perfect beach twelve months a year, it does not pass our filter.
